To exceed expectations, one should implement streamlined yet flexible processes in place. Change is a big constant in the home building industry. Traditionally, it had been difficult for home buyers to see and feel the end-product and manage their expectations and for the home builders to tap into buyers’ unconfines mind and exceed their expectations, sometimes you end up not even meeting them: “it’s not really how I thought it would look, I don’t like it!” Here at Tajann, we use the latest science and technology to incorporate agility into our processes and overcome these challenges. We turn a traditionally standardized and rigid process into a fun and flexible one which meets and exceeds everyone’s expectation. Here’s how it works:

Buy the Right Land

An in-depth study of the market, site conditions, neighborhood, risks and opportunities will guide us through the land acquisition process. We spend considerable time and money and use the latest information and 3D computer graphics technologies to evaluate a project technically, economically, and socially and do not close a deal without a good risk management plan in place.

Improve the Land

We conduct 3D site analysis to quantify the opportunities to optimize and improve the project value to the neighborhood and to the end-users through intense studies, collaboration, and negotiations.

Design the Homes

The design process goes beyond creating 2-D CAD drawings and using generic floor plans. We collaborate with our consultants to review the 3D model, walk thorough it in Virtual and Augmented Reality, and turn it into an exciting project that we cannot wait to build! We truly value the role of the Real Estate professionals at this stage and we welcome our end-users involvement in this process to address their unstated wants.

We go out of our way to address our community concerns about our projects and we build strong relationship with the community and the regulatory officials. As a result, we understand our social and regulatory responsibilities and, reciprocally, they understand our vision and the long-term benefits of our projects to everyone. Project Management Plan and project reviews

While the project is in Design review & approval process, we develop a detailed project management plan. Also, with the use of 3-D modeling and BIM technology, we identify potential conflict areas as well as opportunities for value engineering. Design Review / constructability review is an important part of our process to assure both process and product quality. Technology helps us identify potential risks and opportunities early on and manage them effectively.

Build the Home

All our crews operate under a common mentality; “get the job done right the first time, whatever it takes!”. With proper planning and effective use of BIM technology, we avoid conflicts between trades, rework, and waste. We monitor the project meticulously, as it progresses, and with the help of Augmented reality technology we visualize the interfaces among the trades during construction. We can also better qualify and quantify the impacts of the changes introduced later (even after completion of the project) and make wiser decisions.
